Everything’s bigger in Texas, including the wealth.
On Aug. 1, GOBankingRates revealed its list of the 20 wealthiest suburbs in Texas, which it found by first reviewing all Texas cities with more than 5,000 households. It then isolates the 20 suburbs with the highest average household income, which it sourced via the 2023 American Community Survey. It also identified which metro area they were a suburb of, as well as the 2025 typical home value for the city, via data from Zillow. And it found that those living in these suburbs are making a pretty penny, starting at $165,000 and going up to more than $400,000 a year.
After doing all the digging, it named West University Place the wealthiest suburb in the state.
The Houston suburb, GOBankingRates explained, has an average household income of $409,677 and a typical home value of $1,758,363. It’s on the smaller side for suburbs with fewer than 15,000 full-time residents; however, as Niche.com explains, that only lends to its more rural, down-home appeal. It also notes that the town is filled with “a lot of bars, restaurants, coffee shops, and parks,” ensuring everyone has something to do.
Niche also gave the town an overall A+ rating thanks to its access to health and fitness facilities and for its family-friendly atmosphere. The town also scored an A- for its nightlife and outdoor activities, and a B+ for its school systems. It also snagged a B+ for its work opportunities and for its short commutes.
“West U is more than just a neighborhood; it’s a vibrant community pulsating with life and charm,” one resident wrote about the town in the Niche.com reviews. “Nestled amidst tree-lined streets and cozy sidewalks, West U exudes an inviting atmosphere that instantly feels like home. From the cheerful sounds of children playing in the local parks to the aroma of freshly brewed coffee wafting from quaint cafes, every corner of West U tells a story of neighborly warmth and camaraderie.”
Joining West University Place at the top of the list is University Park, a suburb of Dallas, at No. 2, thanks to its average household income of $389,868 and typical home value of $2,445,874, followed by Southlake, another Dallas suburb, where people earn an average household income of $382,520 with a typical home value of $1,284,219.
Bellaire, a suburb of Houston, came in at No. 4, with an average household income of $311,033, and a typical home value of $1,123,984, and Colleyville, another suburb of Dallas, rounded out the top five with an average household income of $265,831, and a typical home value of $924,700.
